  OVERALL PRESENTATION

    The building is located on Petru Rares street,in the immediate vicinity of Sector One City Hall, a few minutes away from Victoria Plaza and the North Railway Station.The terrain is part of the old city’s grid, with buildings of maximum P+5, most of them having residencial features. We kept this feature of the area.The residencial project a four-storied block with the last being secluded.A total of 7 flats are available, 2 of them being duplex and a penthouse at the top level.All of them benefit from direct sunlight.The  project started from a concept which is the creation of living spaces that fit  harmoniously to the surroundings while offering the comfort of a modern home.
    The focus was especially set on the ratio between the private areas of the home and street area. Pedestrian access is made next to a private courtyard, situated at 1.5m above street level .Each apartment has access ways to terraces and wide glass-covered surfaces that can be closed partially or entirely (using shutters). Both common areas and flats have been carefully designed to cover every detail. Each apartment has its own parking lot, with direct access to Petru Rares street.
    Developments like this one could recover a degree from a way of life fading in the capital, away of life that doesn’t estrange you from the city and yet doesn’t throw you in artificially built areas. It’s all about a healthy living along with the built background, with the features of the area and each individual’s need for space and privacy. Homes where you can retreat far away from the bustling city even though remaining in its center.

    For the buildings we conceive we search for areas like these that aren’t situated on heavily circulated thoroughfares, and yet with easy access to the center, areas that retained some of the charm of living in old Bucharest.
 
     
   
     
  FEATURE INVENTORY

1. EXTERIOR FEATURES

    Walls: the building will be covered in temperature isolating expanded polystyrene 5 to 10 cm thick, covered with plaster and white paint or natural stone plating (slate). The exterior carpentry is made of dark grey painted aluminum , with thermal break technology and termopan window with 90 % argon.Large openings with sliding doors are predominant. The closing is made of double-layered 4 mm secured glass. The profile is chosen from the superior price range Alumil. Thus for fixed or swinging gaps M11000 profile will be used,and for the sliding doors,M300 Falcon Alutherm.Al movements, maneuvers allow, through the way on placing mobile parts, easy access for washing windows.
    Exterior lintels are made of aluminum foil painted in the exact color as the carpentry. The glass surfaces are doubled outwards by pine wood shutters painted in light grey with a sliding accordion-type mechanism, moisture-proof, provided by Geze and painted in the exact color as the carpentry.

    All exterior spaces, terrace or lodge type, are protected by 90 cm tall metal balustrades. Floors are made of natural stone (slate).

2. INTERIOR FEATURES

Flooring: warm flooring for flats ( day and night-time areas, including hallways)  - oak wood floors and cold floors for bathrooms and kitchens (stone, ceramic plates). Hallways common to all lodgers will be made of slate.
    Walls: spacing walls will be made of gypsum wallboard with double 12.5 cm layers or 25-cm thick masonry, with washable plasters and paint jobs or
porcelain ceramic plates for baths and kitchens.Gypsum wall will pe sound
proof at the interior using mineral wool.

    Ceilings : according to the use of rooms, ceilings will be crafted with washable paint jobs or they will be suspended, made of gypsum wallboards + washable paint finishing. Interior carpentry will be made of wood.
 
     
  INSTALLATION INVENTORY

1. PLUMBING (SANITATION)

Apartments will contain sanitary objects as it follows:
In sanitary groups:
- toilet seat out of sanitary porcelain,having the water tank enbedded in the wall
- wash basin made of sanitary porcelain, attached on the wall, equiped with mono taps
- bath tub or shower tub, equiped with mono taps.
In kitchens:
- stainless steel sink attached to the countertop ,equiped with mono taps.
- water coupling for the dish washer
- water coupling for the washing machine

Water draining has been forseen thus:
- accidental spilling or water resulted from emptying technical or functional spaces (like restrooms) will be drained through simple floor-draintraps (100 mm  width)

2. LIGHTING SYSTEM

All areas will be equiped with light sources (spotlights, lamps) that supply the desired level of light and flexibility concerning the way areas are lit. Furthermore, the required number of sockets for flexibility in using various types of machines as much as TV and Internet sockets.

3. HEATING AND VENTILATION SYSTEM

The heating system was designed for obtaining a comfortable 22 degrees C in most areas, except for bathrooms and technical areas in which the temperature will be 20 degrees C, taking into consideration an exterior temperature of -15 degrees C. Room heating is made through the use of steel compact radiators, model/mark 22 (two convective panels and two radiating panels) (model Vogel&Noot). Each apartment is equipped with its own high outturn plant (90%) for heating in nominal parameters 90/70 degrees C and supplying hot water for home use, equipped with atmospheric burner and  leak-proof  burning chamber, burned gas evacuation and air input kit. In each sanitary group an exhaust fan for foul air is  installed. For providing the climatic parameters durring the summertime, mono split systems.
